    Just back from my 4th ride in 4 days, baby overdue also by 4 days. Even got a compliment on the Danish Olympic kit!

    Now taking #1 for a swim in the local lido. BH so far has been epic.
    Hopefully she will pop tomorrow and then you get some time off work? Extended BH and 'waaaaaa, waaaaa...nappies... feed...' Fun innit?

    Neither of my 2 were 'on time'.
    I would have happily went for number 3 but OH wasn't up for it.
    Two is more than enough for me personally.
    But you haven't exactly had things easy Elbow.

    I tried to swim there once, when I was probably about 10, and having plodded through the mud for too far to reach the sea, gave up and returned to the sandy bit. Let's say that I've never since quite seen the attraction of Weston-Super-Mud.

    There was about a mile of mud to get to it. Very nasty looking RTC on the way out by the station involving a motorbike, really didn't look good.

    Absolutely smashed my PB for a loop just under 32km - did it in under an hour. Previous best, 6 minutes slower.

    I like to change it up - I grew up riding all those roads so I'm pretty used to it.

    Also very quiet in the evenings.

    Fair. Check out my Strava feed for a couple of nice 35k loops a bit more south and west. Work just as well in either direction. I typically avoid the DNA path going outbound but ok coming back in.

    Found another quite nice loop today - may have a crack at it tomorrow, baby #2 arrival notwithstanding!

    Did the new route this afternoon, see on Strava. Not too bad for a shortish jaunt, if you're interested.

    Cheerily my ave speed is up by about 1km/h after a week of solid (for me!) riding. Seems like I may be finding some of the fitness I lost over the last 2 1/2 years since baby 1 came along.

    Baby 2 now 6 days late.

    Currently offering 15k over asking on another and in the running.

    Anecdotally I hear Bristol is brutal

    I've never understood why the asking price isn't just reflective of what the vendor wants.

    Around here it's odd. Some houses go as soon as the for sale sign is up whilst others that are nearly identical and around the same price have been on the market a year or more.

    I guess it's reflective of what the estate agent thinks it will go for but also in a highly changing market (like right now) it's harder to be accurate with prices.

    Incidentally the house a few doors up at the one we are currently offered on, it went at or below asking.

    As for change in prices - I'm sure you're aware there's a lot that drives valuations - large Victorian terraces, scope to improve, outside space, 'satellite' areas as town centres expand.

    Local authority tends not to go up!

    Since everyone's a real estate expert here, is the addage that a new kitchen adds roughly 5% to the overall value still true?

    I guess it depends where.

    Cambridge has really gone up due to pandemic and isnt set to slow and many companies are relocating here.

    Anecdotally I've heard similar stories in Bristol.

    In Cornwall, properties what weren't selling are now going for 15/20% over asking. I saw a story about a vendor in sennen who didn't want the filthy London holiday let money and sold for a much lower price to a local couple looking to get onto the properly ladder.

    My mum has started looking and there was a place that had been on the market for a year that looked reasonable. She asked to see it and was told the seller will only allow virtual viewings, won't let anyone in the house. Surprised the agent hasn't told them where to go. I get being cautious, but this is a place worth £3/4m you'd want to have a look inside before committing to that kind of money.

    you have that the wrong way round. Kitchen companies reckon your kitchen budget should be 5% of the value of the house.

    It will add nothing to the value as potential buyers may not agree with your taste.
