    (Relatively) flat block of land
    No trees over 10 feet high within 100 yards of the house
    No swimming pool
    Proper garaging for 3+ cars, a motorcycle and minimum 6 bikes, with workshop space separate
    Art studio
    Views
    Serenity. Neighbours out or earshot altogether.
