hi, this is totally not bike related but thought some one might be able to help as we are all from different walks of life,i recently got a letter through the door to tell me that there are plans to build an in vessel composting unit about a hundred metres from my house, now i missed the first meeting but apparantly it was brought up that one was built in preston and it devalued houses by 30% which as any home owner will know would be devastating in the current market, but i cant find any info on the web about it, does anyone know where to start or even better is anyone from preston and has been affected or heard about it,would like some ammo for the next meeting,i know it was long but a lot of info to get in and any responses will be very appreciated

What you need to ask is what the effects on you are. They will have drawings called 'layout drawings' these will show the plan and give height, width and length of the structure. If they say they are not available then they are lying as these are produced very early in any project stage. In fact they will also certainly have a 3D computer model of the system.
Also ask about road haulage to and from the unit, as that can have a big effect. Try and get a time limit imposed on comings and goings.
TBH the 30% is possibly a rumour and will be a short lived effect; house prices are still OK just off where I work and that is the biggest chemical site in the country. These composters have very little effect other than visual. They don't require services (which cause noise on process plants) and they won't give off steam or any other visable plume. Smell may be an issue and you need to question this, at the very least force them to have a tight smell specification which will mean that they will have to install a scrubber system to remove smells.

That is more of an issue as it will probably have an effect on prices during construction due to noise etc. Any buyer will also find out about it in the searches made by a solicitor. If you really need to move and prices are affected you could always try and rent the existing property for a period until the effects from the construction die down. I doubt this development will affect rental prices. Manchesters a boom town and a doubt there is sufficient slack to allow the prices in an area to drop too much.
