    Germany here. We took 1.91% fix over 20yr, 5yr ago. We can overpay some with no penalty but with so modest interest better put those extra savings somewhere else. They won't always do well like last few years but hey over the last 6yr we averaged a return of 10% / yr just buying "boring" indices.

    True. Due to the way repayment is structured early heavy loading is much more productive than late loading.

    It's almost as if they know people will struggle early on and be flush later. 😉

    I have to say, the thought that in a few years time I might decide if I want to work or not, if I want to move or not and that will be my decision, rather than something driven by the need to generate a certain income is very empowering…

    For many years I have lived in places I would not have chosen to live other than the need to be close to my work place… like this shot hole that are the midlands
