Do It All Road/Off Road Bike?

I'm looking for some suggestions for a new frame to build up at the moment, it needs to be disc brake compatible and able to take up to 40c tyres for using off road on bridleways etc as well as riding pretty well on road with narrower tyres fitted.
It'll be used in winter so needs mudguard mounts.
Obviously anything will be a compromise as nothing is going to be perfect for two different types of riding so I'm just trying to get some ideas and to see if I've missed anything obvious.
Ideally I'd be looking at either steel or Ti frame but not decided one way or the other yet.
Currently I'm looking at

Enigma Ecroix
Singular Kite
