Good morning.
I currently ride a Giant roam 1 - https://www.giant-bicycles.com/en-gb/bi ... 844/56841/
but now that we've moved house, I do a bit more cycling with my son on forest fire tracks etc.
Id like to update my 700cc x 40 tyres to off road MTB tyres, but where do I start? How do I know the equivalent? i.e 28 or 29inch? Plus... there isn't much clearance, so I need to know how the 40mm converts too please?

Those tyres will be fine for forest tracks unless you're mud plugging.0

Maybe look for a narrower, but knobblier CX tyres, you're unlikely to find 29er tyres narrow enough as 40mm is about 1.6 inches0

700c is the same as 29" in cycling parlance. You need to find a tyre that isn't too wide for your bike; it doesn't matter if it's described as a 700c or a "29er"/29" tyre or a "622".
As Penguin points out, in MTB parlance ('cos MTB is an American discipline) they use inches, so you look like you're maxed out at a 40mm/1.6" diameter tyre; the smallest MTB tyres tend to be 2". If the existing tyres aren't up to it (why wouldn't they be?) you should look at cyclocross tyres. They actually wont be bigger (at most about 35c = 35mm = 1.38") but will have a more aggressive tread pattern if you're worried about traction.

The Surly Knard are 700x42mm as I recall with mild knobbles and could be what you want. They fit on my cross bike at a push.0
