How much for a new clay tile roof?

Short version: 4 bed detached 1900s house. Not a massive roof, two large simple sides and the front has a couple of dormers.

Roofer I was talking to about another job reckoned £45k. My jaw is still somewhere near the ground.
And no, I don't live in London.

So, anybody got any experience of this kind of thing.

    £45k? :shock: :shock: I'd want him to build an extension underneath it for that.

    Not sure exactly what you mean by clay tiles, so maybe I'm missing something about them being premium or a period feature, but I had my last house done about 18 months ago with Marley concrete tiles. It was a 1960s chalet style bungalow with a side projecting hipped roof over the garage/extension, so quite a big roof - I would estimate about 3000 tiles- for £10k. That was new felt, battens, counter battens, a brand new dry ridge and dry verge system fitted and new tiles obviously. Took them about 2 weeks and the price included scaffolding, skips, elevator hire etc. I got the usual three quotes and they were all about this price so seems fairly typical. I'm in the Glasgow area.
    Like I say, unless I'm missing something about specialist tiles, he is taking the proverbial.

    I work in construction as a site managed. That price seems ridiculous. If they are an old clay peg tile or something from a reclamation yard and its a massive roof then it can be so but really does not sound like it. Im currently building 23 flats (nearly finished) in the middle of the cotswolds and the roof for the last four flats was £7k all in for labour and materials and would have been a larger area but a new build. Already had scaffold in situ for the trades etc but we had prices from 7-14k shop around for about five prices and should give you an idea.
    Pick wisely who does it though we have a saying "if you think hiring a professional is expensive, wait until you hire and amateur"
    Get a few quotes and you will find out where you should be. Id say at a guess nearer 8-10

    I think it might have been Sir John Harvey-Jones, he was once asked, "Were those shoes you're wearing expensive?".

    He replied, "I don't know, they haven't worn out yet".

  • We have a small chateau in Brittany and just had it completely re roofed (new slates, etc.) for 50kE (36k£) by a very pro. company, that did a great job.

    They were on it almost 6 months though....!

    I am currenly having my roof re-felt and battened - 4K. Don't try to do it too cheap because you will regret it but 45K is way out of the realm of reality. I had a quote to add a dormer for 30K and even that was apparently overpriced.
