Boardman CXR 9.8 mudguard and rack clearance?

Hi
I am looking at building up a commuter with the CXR 9.8 frame. I see it has a small mudguard mount under the seatstay bridge. I would need to attach both a mudguard and thin rack mount to this and still have room for preferably 35mm slicks.
Could anyone please tell me the clearance between the seatstay bridge and a 35mm tyre? Or post a photo?
Would there be room for bolthead,washer,mudguard and narrow (1mm) rack stay?
