New bike for work £300

Afternoon all,
The time has come to replace my 1980's classic with a more up to date bike for the commute to work. Budget is £300, ride is 2.5 miles each way fairly flat as live in York. Ideally I would also use this bike for longer rides to keep my fitness up for the mountain bike. So I want something lightweight and quick, not sure to go geared or fixie. Anyway my shortlist so far includes:

Pinnacle Neon 1
http://www.jambikes.co.uk/fixie.php?bikeid=4
Jame Bike SS
http://www.urbanfixie.co.uk/product/2012_Blue_Fixed_Gear_%26_Single_Speed_Bike_CR12BLU54
Create Bikes SS
Cheers

Not my advert and not sure if it'll fit you but this seems ideal for your needs.

Do NOT buy a Create, or any of the similar pig iron fixed gears. They are awful.
The Boardman linked above is a much nicer bike than the ones you're looking at. If that doesn't suit you, consider buying a used fixed gear or cobbling one together. For example, a Pompino frame is a cheapish but decent starting point, or you can convert an old road frame for even less.0
