New XC / commuting frame

Im looking for a new frame to build up for commuting use around town and short outings on the road e.g. 40 miles per day but will also take it ofroad for some light XC down tracks / bridalways. Id like it to be light but also strong enough for bumps and rocks.
I have seen this:
http://www.shinybikes.com/bikes/kinesis ... ght-t.html
The kinesis Racelight T wich looks great but looking at pictures of the built bike, they are more road bikes and not lite xc.
I have £160 at the most for a frame and no more.
Thanks for any suggestions or reviews.

Yeah, thats a road frame.
Something like a cheap cyclocross frame might do you ok, or a cheap hardtail like an on-one inbred.
Depends whether you want something that is more efficient for your commute, but can handle some light offroad, or something a little less efficient commuting but that you can do some more serious offroad stuff if you want to.0
