leaky brakes

Was having an awesome time the other week at Woburn sand. That was until I noticed bubble coming out of the tiny hole at the top of my Avid Juicy 3's every time i squeezed the brakes. My rear brake now feels spongy. Is this a knackered seal or knackered brakes? Just a case of new seal and a bleed or a new set of brakes?
