Oh so all extensions = 50% loss?

She should go back to estate agent school in that case, infact I can raise you a top trump in that my sister in law is a manager of an estate agents and well she'd tell you the opposite.

Like I said "generally" it increases in value, it depends on what you do to the property but property developers arnt stupid they dont do it to make a loss.

Ok what ever you say

I've just read through the thread wanting to point out the hundreds and hundreds of views on my Prophet frame... think I may as well bin it now.

But the topic has changed considerably - have to go back to the drawing board for a comment on houses... mmm....mmmm....
  • Depends how you build your conservatory; getting a specialist company to come and construct a plastic box on the end of you house isn't 'property development' it's paying someone to put a plastic box on the end of your house. Very expensive and usually looks like a plastic box on the end of your house.

I can see how this wouldn't see a good ROI on sale, but then you've done it this way because you wanted a plastic box on the end of your house right?

My Dad has a wooden box on the end of his house, he dug the foundations, built and rendered a wall, then paid a Cornish company to fabricate and deliver a number of wooden panels, which he then fitted together on top of his wall. Then glazed it and decorated inside etc. Varnished the outer surfaces several times etc.

Total cost £5k, added £10k to the value of the house.

There you go cheese. Built a conservatory, a wooden conservatory, on the Sanction and it'll sell in no time!

    LOL @ bails - there's an idea ;)

Can't believe it's had soo many views and nop bites

I *personally* would have snapped it up given its 'as new' nick.....

Oh and what makes me laugh is the price is in the title, and people STILL open the thread up and view with (obviously) no intention of buying... bloody photo collectors

I reckon there are still deals to be had. I managed to pick up my 2008 Stumpy ht comp for 500 quid a few months ago; think they were 1200 or 1300 quid new.

You just have to be patient and wait for the right deal to come around.

I may have mentioned this before, about a million times, but I got my Hemlock used but never ridden- built up for shop display then dismantled again- for pretty much spot on half the RRP. Good deals are definately out there.

I know its going off topic, but just wanted to say that extensions (extra bed rooms, a bigger kitchen etc) do in general increase the value of a property. Whether that increase is in line with the cost is a different matter.

Conservatory’s on the other hand often do not increase the house value in the same way an extension would.

On topic, I do think there are good value second hand bikes out there. You just have to wait your time. Likewise, selling a bike for a decent amount is a waiting game.

There was somebody selling a Carrera Fury frame for 25 quid.

Was going to snap it up and build a play bike but it had already gone
